We bought this block because of its unique position, opposite natural bush land, with mostly mature trees, and lake, close to Woodmans Point and Coogee. Being a corner sight, makes the back yard a more usable space for our caravan or boat.

The house was built by Premier Homes,and was finished in April 2014. Premier Homes worked with us to design a home which makes the best use of the elements.
Insulation is installed in all exterior walls and roof cavity.
Cross ventilation and window positioning was most important.
Big north and east windows, keep the house warm in winter and the south windows catch the summer relief breezes. The southern lania which has windows into the lounge, kitchen and bedroom, and door access to lounge, hall and bedroom, helps with this also, especially the bedroom door facing east, it catches the early morning cool east wind. We do not need air conditioning and only used a fan occasionally. In winter the floors collect the heat and retain it well into the night, so we did not install any heating appliance.

The sun trap area’s are mostly tiled with Volcanic Stone, Ivory and the other floors are Readyflor, Spotted Gum, except for the wet area’s, so I find the floors easy to keep clean.

The east side comprises of lounge, dining and family areas which have walls nearly 30cm higher than usual. These rooms all have great views over the bush land. The family room, I call my sun room, having windows to the North, east and west, is a pleasant breakfast and lunch area in winter, warm and with a lovely outlook.

We enjoy the front veranda for breakfast, mid morning, lunch time and after noon tea many days of the year. The outlook, with many birds in the trees are a constant pleasure. In summer we move to the south facing lanai which is lovely and cool at this time of the year.

The bedroom on the northern side is my favorite room. It is my work room and studio, bright and open with wonderful sun light to paint in, and warm in winter and cool in summer. All bedrooms are a good size so can accommodate many uses.

We enjoy the feeling of being close to nature so designed the ensuite and bathroom with big windows, sheltered by plants, Lots of cheep hot water, from our Solar hot water system.

The garage is 6mt x 9mt and 2.3mt high. which is 3 courses higher than normal, to accommodate our 4WD with roof rack. The extra space at the back gives my husband some where to keep all his tools and a work area as well.

We have been notified that broad ban network will be connected before 28 February 2017.

We are pleased to say this property is on green title.

In the gardens, we have used many native plants to keep maintenance down, but we have many old favorite as well. We have enjoyed creating it, so I hope you enjoy it too and keep adding to it your own favorites.
