Windy Hill is the oldest of the Mt Barker vineyards offered for sale, with its original plantings dating back to 1971. The vineyard now covers approximately 26.7ha as follows:

The vineyard incorporates two properties, Windy Hill and Chapel View and is contained in three certificates of title.
A picturesque holding with a combination of mature and developing vines with excellent improvements.
The property is connected to electricity with single phase to the residence and three phase power to the machinery and irrigation sheds. Telephone services are also connected to the residence.
A three bedroom, one bathroom weatherboard and iron roofed cottage with a separate yard approximately 50 years old.
The residence has an area of approximately 130sqm with a 20 sqm verandah. There is a colorbond shed / garage with an earth floor with an area of approximately 48sqm.
The shed is of corrugated iron construction with concrete floor and steel and timber frame. The shed has a total of approximately 17 sqm including a lean-to.
Adjacent to the vineyard shed is a small shed with an area of approximately 40 sqm. The shed is galvanised steel construction and concrete floor.
The chemical shed is colorbond clad steel framed with concrete floor measuring approximately 70 sqm. Access is via two large sliding doors with internal configuration comprising two secure areas of chemical storage.
There are two pump sheds on the property which comprise a 9,000 litre fertigation tank, fertigation ejectors and AMID sand filters, irrigation pumps and controls.
The property has one irrigation dam, one main transfer dam as well as one small storage dam. It receives all of its water from rainfall and surface run-off with a 3 hectare bitumen catchment contributing the majority of total water, supplemented by surface run-off from the surrounding landscape.
According to the vendor there is no irrigation licence required for this property. The irrigation system was designed by Westerberg Irrigation in Albany, WA.
1. The main irrigation dam is approximately 11.2 ML storage. Water is delivered via a floating pontoon with tow multi-stage Grundfos pumps, through a 90mm PVC mainline. The system is controlled by a Swordfish controller linking 18 valve stations by radio control for 15 stations and hydraulic controls for three stations. Two primary Amiad sand filters and pre-valve station Amiad disc filters treat the water prior to application on the vineyard.
2. Main transfer dam (approximately 4 ML storage) receives run-off from a 3 hectare bitumen catchment established in 2002.
3. Bluegums storage dam (approximately 2ML storage).
