Located on the outskirts of Perth is a perfect retreat, a stepping stone to a future proof style property. Located in a lovely friendly community of 5 acre properties. It provides you with privacy and or if you want it some community support and interaction. This one is 2.19 Hectares (21,900m2) or about 5 acres.
The home is located past the workshop and greenhouse area toward the middle rear in the midst of the trees. Structurally solid, made out of rammed earth and bricks and is quite lovely to behold. It has a Colorbond or metal roof, there’s nothing quite like the sound of rain on a metal roof. Mind you here it is quite muted because of the insulation throughout and the height of the ceilings. The high ceilings, thick rammed earth walls and double glazed windows throughout mean it is always warm in winter and cool in summer. In addition to all of its natural insulating properties it is also fully insulated throughout and double insulated in the bedroom areas.
Then if you want to, you can cool it further with a portable refrigerated A/C. The owners purchased some years ago but never needed to use. They also have fans in the bedrooms and living areas. It’s also been deigned to incorporate their use if needed through the double glazed windows.
More likely though you will want to heat the home with the wood heater or the huge wood fireplace in winter and the great thing is you have your own wood supply in abundance on the property. There’s also bottled gas which is used for cooking and showers and lasts 2 people up to 10 months. There’s an instant water heater without the pilot flame so gas is saved. It lights automatically on turning on hot water, as it is flow activated.
As you enter the home through the main entrance, you pass under the verandah (which runs around all sides of the home) through double glass doors and into a generous sized living, dining and kitchen area. It’s a large country style kitchen with room for an island bench if wanted. There’s also a breakfast style bench area with under bench storage and room to sit a couple of people comfortably. There’s numerous cupboards, good sized pantry and a large old style slow combustion wood stove and if you want to cook things a bit more quickly you can always use a gas BBQ just outside under the patio. The kitchen also has double sink, exhaust fan and a new flue on the stove and of course like any good country style home there’s room for a huge table. The kitchen overlooks the patio area outside and is alongside the main dining area which overlooks the main living area. Just in between the kitchen and dining area alongside the wall is a lovely wood heater centrally located in the living area.
If you want to adjourn to the main living area inside you can always move into the lounge area in which there’s a grand stone wood fireplace with a lovely wood shelf above and you can’t help but notice the contrasting beauty between, rammed earth and wood paneling surrounding you.
The home is also fitted with satellite TV and internet access, all fitted out which stays with the home. Apparently a new satellite has just been launched which will further enhance your internet reception even more so.
The bedrooms, bathroom and laundry are located to the rear through the hall leading from the kitchen. The bathroom with a lovely modern vanity, beautiful claw foot bath, separate shower and a second toilet. There’s also a large linen cupboard just hidden around the corner in the bathroom as well.
Alongside this is the master bedroom with ensuite style access. The master has two large built in robes running the length of the wall and storage space above them. It also has a lovely large window overlooking natural forest and orchards below. Each of the other two bedrooms are smaller, but large enough to put king size or double beds. They also have large built in robes, above robe storage and space for other items as well. All bedrooms are double insulted.
The property also comes equipped with a variety of other features including a old Pizza oven (in need of repair), numerous bird cages just in case you want to breed birds or have some chickens. There’s also a jet bore which has never faltered in about 30 years of running and which is also filtered from the tank to the home. The bore goes down about 100 feet and automatically maintains flow to the water tank to keep it full all the time. It is a jet flow bore which means the flow is slower but less can go wrong with it as well. Some years ago the couple used to maintain a hot house vegetable garden. The frame for the hothouse and the pump and hydro pit storage tank for the water that they used for put through the hothouse is still there and likely could still be used. They used to grow an abundance of vegetables including: tomatoes, capsicums, cauliflowers, silver beet, broccoli….The shed is powered and has an area you can lock up and also additional cover for two vehicles. It also has the vestiges of the plumbing for sewerage and shower, so you could reset it al…
