LIFESTYLE AND HEALTH
A new home is an investment in your lifestyle, health and wealth. My parents’ home delivers in all three ways. The elegance of the house, the magic of the cottage, and the serenity of the gardens added life to their years and richness to their moments.
They called their home Hideaway, and cherished its natural beauty and seclusion. The two dwellings are surrounded by an acre of native gardens, attracting a remarkable array of bird life, including the lovely Blue Wren.
With a Mediterranean climate and the freshest air on the planet, Denmark is an enchanting place. If you yearn to escape the hurly-burly of the metropolis, yet still enjoy modern comforts and conveniences, Hideaway in Denmark could make your dreams come true.
Situated in a quiet street facing a Karri tree reserve, you will be a few minutes walk from the picturesque Denmark River and town. Walking and cycling tracks are numerous. Shops, cafs, schools, transport, health services, sports facilities and other amenities are on hand. Wineries and restaurants, forests and beaches, arts and crafts venues, and local theatre and music offer enticing ways to pass the time.
GROWTH AND INCOME
A lifestyle haven, Hideaway is poised for ongoing asset appreciation. As an iconic sea change destination, Denmark is growing steadily. As the population increases, re-zoning of land close to town is expected, and sub-division of the property (4599 sq.m. or one-and-a-half acres) into two lots is already an option, with the possibility of further sub-division in the future.
But you may not want to carve up this little bit of heaven’. In addition to capital gains potential, Hideaway generates a healthy income stream because it comprises two separate homes with private gardens and separate street frontages. Both dwellings are currently let at the high-end of the residential market, and have previously been rented as holiday homes, with high occupancy rates year-round. Your family can live in the big house and rent out the cottage (short-term or long-term), or vice versa.
HIDEAWAY STORY
Im Nicola and my extended family has lived in Denmark for many years. My parents were thousands of miles away in Queensland. They missed their grandchildren. I discovered this magnificent property with two homes. We all fell in love with it. My parents lived happily in the house for six years, and earned an income by renting the cottage to holidaymakers.
THE HOUSE
The main residence is country-style, modern, open-plan, bright and airy. It has an expansive living area, and a large sunroom overlooking the nature reserve. There are three spacious bedrooms, an en suite and bathroom with a heritage clawfoot bath and decorative tiling. Every room has views of the garden. The kitchen features a huge walk-in pantry. Theres a double lock-up garage, and a long veranda where you can relax and be enchanted by the beauty of the flowers, trees and bird song. There are three Macadamia trees. Large parrots use the birdbath at the top of the garden. Smaller birds, like the Blue Wren, prefer the birdbath closer to the house. The house is separated from the cottage by private, mature, fenced and low-maintenance gardens.
THE COTTAGE
The cedar and iron cottage has a spacious lounge and dining area with parquetry floors throughout. Theres a very large deck where you can sit and enjoy the reserve and our feathered friends. Two bedrooms overlook the garden. A kitchen with all mod cons, a laundry and a lock-up garage make the cottage ideal for long-term rental, holiday accommodation, guests, or family members who want to be close but independent.
THE EXTRAS
Hideaway has appealing extras: rainwater tanks so you can enjoy pure south-coast water, a solar hot water and security system at the house, a large 6 x 5 m workshop/studio with roller door, a massive water tank that reticulates the gardens, storage sheds, and additional parking spots for at least eight vehicleseverything you need to keep you comfortable and safe.
