Minninooka Farm is a mixed farming property located in the tightly held area of Minnenooka, just 45 km from Geraldton. Taken up circa 1870, the property was recognised very early for its highly productive soils and abundant, reliable water supplies.

Arguably one of the most picturesque properties on the local market, Minninooka Farm is enviably located along the hills and valley of the Greenough River and includes nearly 3km of river ownership. A combination of 17 locations across 10 titles with a total area of approximately 1958 ha makes up the property. The farm has historically been a mixed livestock and cropping operation with a high stocking capacity and regular lime inputs over the 720 ha of primo cropping land.

The properties history is enhanced by the massive, 148-year-old, well maintained, 5-bedroom stone home, perfectly located with valley views from the front verandah. Containing the house, cottage garden and sprawling lawns is an extensive, original stone wall. The house boasts a modern, spacious kitchen, renovated bathroom, 4 open fireplaces and French doors opening onto the verandah from several bedrooms. There is also a huge office area, formal dining room, 2 impressive lounge rooms and an outside storeroom. Providing worker accommodation is an air -conditioned,1-bedroom, 1- bathroom, self-contained workers cottage located close to the main residence.

Infrastructure for the property is very adequate for both livestock and cropping. Sheep are processed through steel yards with a working capacity of 1000 head, located beside a 30 x 15m, 5- stand, raised board shearing shed. 3 feedlot pens with a direct laneway to the yards are also utilised for value adding and trucking. Adding diversity is a set of 80 head capacity steel cattle yards with a loading ramp. The property supports total grazing with 26 well fenced paddocks.

Storage and working areas are generous with a 25.8 x 7.8m machinery shed incorporating a workshop and chemical storage, and a second 22.6 X 9.4m machinery shed with lockable fuel bay. The fuel bay contains 3 overhead tanks, 1 x 5000l and 2 x 2500l. Feed storage is achieved with 2 hay sheds, 8 x 18m and a second 7.8 x 14.8m shed located central to the farm for easy distribution. Fertiliser is stored in the cemented front section of the shearing shed with sliding doors and a front apron.

A major asset of the property is the abundance of high quality water, with two bores producing a slightly positive artesian flow. There are another two supplies with an average depth of 13m. The big plus unique to Minninooka Farm is the 200m, secluded permanent pool of the Greenough River which is included within the property boundary.

Minninooka Farm is flush with history and reminders of farming progress in WA, including the remains of a blacksmiths shop, dairy and the original barn, some of which was built utilising convict labour.

This is one of those properties that is a privilege to own and very rarely offered for sale.
