As a condition of the land purchase contract, the properties must be used to construct an NRAS dwelling. For this property Questus have nominated the one bedroom dwelling as the NRAS dwelling and this dwelling will be rented at a 40% rental discount. Under this scenario
the actual rental income from the properties is estimated to be as follows:-

1. Three bedroom, two bathroom home: $1,600 per week
2. Three bedroom, one bathroom home: $1,300 per week

Investors enter into an initial 5-year contract with NRAS to keep the NRAS incentive/s on the property. Investors can sell the property at any time however the incoming investor must continue with NRAS until the minimum term has been completed.

After 5-years, the rents return to full market value if required or simply keep the rents as they are until the maximum term of 10-years has been reached under NRAS.

Titling of blocks has occurred during October/November and December 2012. Investors require an initial refundable holding deposit of $1,000. Upon receipt of contracts, investors return the signed contracts to Questus and upon dating and signing by Questus, investors will receive 21 days to arrange finance. Investors proceeding unconditionally will then be invoiced $10,000 and that will secure the block until settlement.
