The Duke of York Hotel is an owner operated business with the manager/owner living on site.
The Licensee is Gavin William Tingley.
Gavin and family have operated this business for the past five years.
BUSINESS DESCRIPTION/HISTORY
The Duke of York Hotel has been owned and operated by Gavin Tingley and his family for the last five years.
The original building was built in 1897.
At that time, as it is now, "the Duke" was situated on the intersection of the two main roads leading into town.
The Duke has been run as a successful hotel since it was built, over 100 years ago.
Over the past century many changes to the facade and interior have occurred, the current vendors have made additions to the building and renovated and refurbished nearly the whole hotel in the last five years.
The hotel site is comprised of two contiguous lots, having a total area of 2418sqm, with frontage onto Federal, Egerton and Smith Streets.
It is centrally located amongst the heart of the shopping precinct of Narrogin.
In addition to the hotel business, included within the sale price are the two rental commercial properties located adjoining the hotel along Egerton Street.
Ground Floor (830sqm)
Bushalla’s Bar is accessible from Egerton Street.
Named after the builder and founder, Nicholas Bushalla, the former Front Bar has been recently renovated and refurbished.
Catering mostly for private functions/parties, conferences and over flow seating for dining, this bar is yet to be utilized to its full potential owing to the fact that the vendors do not openly promote use of this bar.
Between Bushalla’s and the Lounge Bar is the Pool Room consisting of two pool tables, a digital Juke Box and a fundraising Gaming Machine.
The pool tables are owned by the hotel, monies from the juke box is shared 50/50 with a third party who is also responsible for any maintenance and up keep.
The Lounge Bar, which serves as the main bar, has been recently re-carpeted and re-painted.
Serving as the main dining and drinking area, it can also be rearranged to accommodate live entertainment.
Featuring a big screen projector and two large screen TV’s, the vendors screen all live sporting events including the AFL Grand Final, Melbourne Cup Day and any other sporting or musical event available on satellite television.
To the north of the Lounge Bar is the newly constructed Beer Garden, with an area of 87sqm.
Construction happened to coincide with the changing smoking laws, but also proves just as popular with all other patrons wanting to enjoy the sunshine and fresh air.
There is sufficient space and facilities for live entertainment.
Also located in the Beer Garden is a disabled toilet.
DUKE OF YORK HOTEL
To the west of the Lounge Bar is the recently extended dual lane Drive Thru Bottleshop.
The Duke of York Hotel is the only premises in Narrogin at present permitted to operate a Drive Thru, giving the hotel a beneficial business advantage.
The current vendors extended the bottle shop floor space from 23sqm to 83sqm and added an additional cool room, encompassing almost all of the old Bottleshop floor space.
Room for approximately 9 pallets of secure storage has been built into the northern end of the Drive Thru.
As part of the Thirsty Camel buying group, the Bottleshop offers great value take away liquor.
Staff serving in the Lounge Bar can also serve in the Bottleshop.
The renovated Dining Room, that comfortably seats 50 people, can be used as a restaurant as it can be accessed from Egerton Street, without patrons entering the hotel.
Currently it is used for functions (buffet and sit down), conferences and normal dining throughout the week.
The vendors have also renovated the kitchen, adding a built in cool room, a built in freezer, an extra storage room, an adjoining laundry and an adjoining bin area has added to efficiency in the kitchen.
Liquor storage has been increased due to the relocation of the laundry from the back shed, allowing the whole of the back shed for liquor storage, approximately 25 pallets.
The office is located close to the main entrance.
Located within is the safe, back office system and camera system.
The premises is monitored by six security cameras with the option of installing three more.
The car park has been recently resurfaced.
First Floor (442sqm)
All 15 accommodation rooms are located above the hotel, with access from the foyer near the main entrance and also a rear security door accessible via a steel external staircase.
There are 3 double rooms, 3 twin rooms and 9 single rooms.
All are en-suited, have air conditioning, heating, tea and coffee facilities, bar fridges, TV’s and smoke detectors.
The Managers’ flat is located here also, consisting of two bedrooms with built in robes, two bathrooms, one with bath, lounge room and kitchenette.
Considerable expense has been expended upstairs by the current owners and all rooms are in excellent condition.
Accommodation proves to be reliable source of revenue, with 75% occupancy during the week.
The hotel enjoys many repeat customers and, due to its location, a lot of passing trade through town.

The larger of the two rental properties is leased to Target Country for $1,400 per month, on a month by month agreement.
The smaller of the two is rented to Narrogin Kebab Shack for $577 per month, with two years remaining on the current lease.
The vendors pay water rates and land taxes.
LOCATION DESCRIPTION
Narrogin is a regional centre located 190kms south east of Perth, Western Australia.
Located within the heart of the Upper Great Southern, Narrogin and immediate surrounds has a population of approximately 7000 people, but provides services for an estimated 15,000 people, including retail shopping, government departments and agricultural services and supply.
The area is noted for good rainfall and has been an outstanding wheat and wool producing area.
A large mining prospect is currently under construction and another is proposed.
Boddington Gold Mine, 90kms north west of Narrogin, when fully operational will employ 3,000 permanent staff on site.
A proposed Kaolin mine situated 40kms east of Narrogin envisages employing 40-50 staff.
As with most regional centres, Narrogin also acts as a sporting centre, with state of the art hockey facilities and a recreation centre with indoor and outdoor pools and gym.
Narrogin has many sporting clubs including Australian Rules Football, Cricket, Hockey, Netball, Basketball, Squash, Rugby Union, Tennis, Lawn Bowls, Darts, Eight Ball, Equestrian and many more including the only joint Thoughrobred and Harness Racing Club in Australia.
