Location:

Burlington’ is situated approximately 31km from the city of Launceston and 5 minutes drive from the town of Cressy in the heart of Tasmania’s rich Northern Midlands farmland. The property enjoys a long frontage to the Macquarie River and Brumby’s Creek (in excess of 10km).

Production:

Milking herd of approximately 800 dairy cows (spring and Autumn herds). A high quality herd of friesian cows sourced from throughout Southern Australia. Production peaked at 48 litres Spring 2008 with a herd of 1050 cows.

Irrigation:

As the owners have frontage to the Macquarie River below Lake River they are entitled to take as much water as they reasonably require for irrigation (Hydro Act of 1957) and do not require a water licence. Approximately 325 hectares over seven circles are irrigated by centre pivot irrigators. An additional 22.9 hectares has pivot irrigation in place and a further 25 hectares is irrigated via dairy effluent. Water is pumped via underground mains varying from 200 to 300mm in diameter there is enough capacity to run all pivots at once. There is potential to develop more of the property with irrigation.

Dairy Improvements:

A 60 bale state of the art’ rotary dairy, 5 x grain silos, 2 x 32,000 litre milk vats, amenities room, shower, toilet, cooling plant and two offices. The dairy was only constructed last year and includes a 600 cow yard, with best practice effluent treatment system solids separator. Extensive gravel laneways and electric fencing have been constructed to best utilise the property.

Fixed Improvements:

A circa 1920 brick homestead sits on the banks of the Macquarie River at the end of a tree-lined driveway it comprises 4 bedrooms, formal and informal living areas. The Manager’s homestead is circa 1830 with major renovation carried out in 2000, 5 bedroom home with two bathrooms and open living areas and very attractively sited. A 3 bedroom cottage, calf shed, hay barns, pump shed, stables and original pigeon tower are also included.
