South Rhodes is a substantial property with a fine record of production over many years. Historically South Rhodes has been seen as a major grazing operation with a mix of wool, prime lambs, cattle and forestry. One of the features of the property is the 3,300 mega litres of water stored in two magnificent lakes. Big Lagoon and Murphy’s Lagoon cover an area of some 183 hectares (450 acres) and offer one of Tasmania’s largest privately owned water resources. The property has an extensive system of canals and irrigation channels that deliver water to much of the arable land. The potential and added value of this water to a new regime is tremendous. 1,070 hectares (2,640 acres) of South Rhodes is leased to forestry companies for plantations and returns a very healthy income.
The estimated carrying capacity of the balance of the farm is approximately 10,500 DSE.

The main homestead is of brick and tile construction and has an area of 240m2; this home is spacious and well appointed with a gourmet kitchen, large formal and informal living areas and ensuite to the master bedroom. A brick manager’s house and a workman’s cottage provide comfortable housing for staff. A 7 stand shearing shed, extensive machinery shed, workshop, cattle and sheep yards and barns are all in good order.

South Rhodes is a substantial holding; it has a proven track record and has the potential to greatly increase production and profitability. A further investment in irrigation infrastructure could see the property sustain a herd of some 1,000 cows, there is also the opportunity to lease extensive, additional areas to increase the size and income of forestry. The lakes could support an eco-tourism venture with trout fishing and hunting. Native wild life, fallow deer, resident wedge tail eagles, wild ducks and Tasmanian devils are an additional attraction. The property is very well roaded with fencing in good order, ensuring that management of the farm is eff
