Montlea has long been held in high regard in the district. It has a great balance of higher lighter soils for winter grazing and heavy carrying capacity black flats for extended spring/summer grazing. The property has a sound history of beef and wool production with its winter carrying capacity estimated at 9,000 DSE. A third of the sheep flock are stud sheep for breeding rams for both private sale and use on property, and Angus cattle have been run on Montlea since 1975 with bulls sold on an annual on-property sale. There is in excess of 1,200 acres of arable country, some of which is currently under cereal crop.
At Montlea there is real potential to store water and develop irrigation on the expanse of open flat country in the centre of the property. LIST figures state there is an annual flow of 5,200 megalitres of water through 2 streams on the property and there is good geography to develop a reliable scheme. There is also abundant stock water, available from either troughs or dams and water holes filled from natural springs and underground flows.
32 kilometres of new fence has been recently erected, including nearly 5 km of new netting boundary fence and 19 km of internal staylock fencing. 13 km of offset electric fencing has also been installed.
Montlea has a good selection of buildings and farm improvements without being over capitalised. The main homestead is a very comfortable and spacious 4 bedroom 2 bathroom federation style building set in good position with views to the east. There is also a top notch 4 stand shearing shed with room to shed 500 woollies, 3 bay workshop, 2 hay barns to shed 470 round bales, silos, and a fully functioning livestock feedlot.
