Situated in the foothills of the magnificent Western Tiers and adjacent to the King Solomons caves reserve, this property is currently being utilised as a very successful beef breeding operation. Given the location of the property on one of Tasmania’s best known tourist routes, it also offers huge potential for development as a base for a tourist venture or as a B&B. A license has previously been issued for the property to be used as a B&B.
Large white gums are dispersed throughout the property in clumps as well as sitting on the limestone outcrops that are typical in the Karst area’s. The remaining native forest on the land is in excellent condition.
The property is capable of running 100 plus breeding cows all year as well as cutting 300 bales of silage per year. Stock yards are steel and close to the main road allowing easy access. Fences are in good condition with 2 km of new wallaby wire fencing being recently completed on the caves reserve side of the property. Stock and house water of excellent quality is supplied to troughs from a secure supply located in the foothills above the property. The property has a direct take water license for 32.9 ML per year.
The house is a weather board construction recently renovated and contains three bedrooms with built in robes and electric and open fire heating. The large deck on the front of the house gives wonderful views of Western Bluff and the tiers behind. A large dam close to the house offers extra ambience to the surrounds.
There is a well maintained Dutch Barn close to the house suitable for storage of garden implements or a small tractor.
This property has huge potential and deserves inspection.
