It’s hard to do better than the best on Kangaroo Island. Snelling Beach and Middle River are about as good as it gets on Kangaroo Island and they are just part of the parcel Elders Real Estate now has on the market for $1.5 million (WIWO). Elders Real Estate Kingscote based specialist Colin Hopkins says the nine hectare spread with a delightfully comfortable three-bedroom home and self-contained granny flat is just 20 mins from the regional hub of Parndana in Kangaroo Island’s central west. Colin says the home, constructed in 1995 has been ideally sited on what can only be described as the”perfect location”. He says it offers permanently uninterrupted views across Investigator Strait to the southern tip of Yorke Peninsula and Althorpe Islands. “This property may have neighbours, but you would never know it because they cannot be seen such is the privacy of this address. “The only prying eyes here are the resident koalas in the trees, the occasional wallabies dropping in around dusk, a kaleidoscope of local birdlife and above it all majestic eagles circling lazily through crystal blues skies,”he says “In a setting such as this you have a property with lifestyle, greenchange and seachange written all over it – all that you would expect in a property of this calibre. Colin says the main residence can comfortably accommodate an even dozen – and in a setting such as this it will need to. He says once family and friends find out where you are living they will start dropping in with alarming frequency to make the most of your private world of fishing, swimming and diving. “The master bedroom features an ensuite and lockable walk-in robe while the other two bedrooms have valuable built-in robes,”he adds. “The kitchen is complete with dishwasher and quality appointments and overlooks the sunroom – and stunning landscape beyond,”he says. “There is a rustic touch in the lounge with a slow-combustion stove and both the dining area and separate games room (the perfect children’s getaway) are both spacious. “In the granny flat there is a kitchenette and ensuite.” Outside Colin says there is extensive paving, a free-standing brick barbecue and large lawned area – which is also safe for children to play. This is a property which also offers the chance to keep horses or to branch out with a small number of livestock or even vines and/or a small orchard. Colin says it already has two dams and plenty of planted trees so the potential to diversify is clearly there. He says an extra site has also been cleared and would be ideal for either extra shedding or, for those more focused on the good life, a tennis court. “This is a property which has to be seen and be explored to really understand just how good it is, and how good the surrounding country is,”Colin says. “Here you just don’t catch fish, when you clean them you still get to soak up the sweeping vistas as you work away,”he says. “Or how about soaking up a bit of the local ambience, with a lovely bit of red, after an unforgettable day at Snelling Beach, and getting nice and relaxed to watch the sun go down. “But if that all sounds a little too much like hard work, then just kick back and watch the ships sailing by.” The property at Section 41, Hundred of Duncan, Middle River can also be inspected online at www.elderskangarooisland.com.au by entering the ID code SA6766052 and following the prompts.
