36 Acres ( 14.5 Hectares ) on the Eastern edge of the township, in Hills Face Zone.
45 minutes south of Adelaide, this property has spectacular views over the town of the Willunga Basin and the Mclaren Vale wine district and to Gulf St. Vincent, It has frontage onto kookaburra Court, An easy seven minute walk from the centre of Willunga, and is serviced with electricity, telephone and mains water.
It has a water license for 3800kl and bore water is reticulated from a header tank in the centre of the property. Also, at the northeast corner of the property is a gully through which runs a permanent spring fed creek.
Excluding this gully, there is a perimeter electrified six foot fox and cat proof fence ( replacement value about $100,000 ), with remote operated gate at the main entrance. This fence is the basis of the property’s status as a native animal sanctuary.
There are wallabies of three different species; Swamp wallabies, Bennett’s or red necked wallabies and Tammar wallabies, as well as long nosed potoroos and brush tailed bettongs ( endangered species ).
There is a 30 year old mudbrick, passive solar design house, a little dated but serviceable with a spectacular hardwood tile floor and great rustic charm. There is a workshop / barn, a farm shed and a tractor.
There are several excellent potential building sites.
The property has an interesting variety of topographical features, from fertile river flat to forested slopes and open grassed areas. There is a central gully with seasonal dams, within its own integral water catchment: ie no run off from neighboring properties enters this one, with the exception of the stream through the northeast corner.
The animals are the true managers of the property. The wallabies keep the grasses grazed and the understory of the treed areas clear, minimizing fire risk which is also very low because of the situation of the property, with irrigated pasture and vineyards to the north.
The animals are wild and free to range over the property, but are given a small amount of supplementary feeding to encourage them to come to a place so that numbers can be monitored. Sometimes a few are sold to other sanctuary situations. A few become quite tame, particularly red necked wallabies and potoroos, the latter making good house pets.
This property is special if not unique in its rural lifestyle potential in a very beautiful setting and outlook, adjoining the charming town of Willunga but protected by zoning from any advances of township development, It has all sorts of potential for agricultural productive development with plenty of good soil and plenty of water, but management is already happening courtesy of the resident population of native animals.
