Located within The Square at Woodville West development, approximately 12 kilometres west of Adelaide’s CBD and situated in the City of Charles Sturt, the Project area is located at the junction of West Lakes Boulevard and Clark Terrace, near the Albert Park Railway Station. It is close to Port Road and Westfield West Lakes Shopping Centre is approximately 2.5km south east of the Project.

Renewal SA is responsible for the master planning and delivery of this urban renewal project, which involves the redevelopment of a 13 hectare site. Over the life of the project, approximately 425 new homes will have been constructed across six stages. The entire neighbourhood is designed around a series of beautifully maintained parks and open space. With landscaped gardens and leafy streets, a true sense of community and local living is encouraged.

The parcel of land is approximately 1,522m2 and is situated in the south-eastern corner of Stage 2, on the corner of Lawton Crescent and Alma Terrace, of Woodville West.

The successful Proponent will have the opportunity to work with Renewal SA to deliver a medium-density, mixed tenure residential development within a highly sought-after strategic infill location on a development ready allotment of approximately 1522m2. Proponents will be able to present a conceptual design for the site that:

- Best achieves the project requirements for a mixed tenure medium density residential development;
- Provides for a medium density, mixed tenure community (minimum of 9 dwellings up to 2 stories);
- Has connectivity to the adjoining open space for improved amenity levels;
- Provides affordable home ownership opportunities integrated with market based housing throughout the site, with a minimum of two (2) homes sold via the Affordable Homes Program.

The Site is within a Master Planned development, and Renewal SA is providing 12.5% open space in lieu of Open Space Contribution Scheme. The Proponent will therefore not be required to pay an open space contribution fee for development on Allotment 504.

The Site is subject to an encumbrance requiring house construction to commence within 12 months, and Practical Completion to be achieved within 24 months from the date of settlement.

The parcel of land is proposed Allotment 504 delineated on the proposed plan of division Development Number
252/G134/14 being a portion of the land comprised in Allotments 1 to 5, Certificate of Title Volume 6100 Folio 219 in Deposited Plan 4377.

The successful proponent must enter into a land sales contract with Renewal SA, and achieve settlement on the Site by 1 June 2017.
