A Wonderful, elevated location with far distant views to the north and Northwest

The Vineyard areas are quoted as; (not surveyed)
Savignon Blanc. 16 years of age 9.75 acres
Shiraz 16 years of age 9 acres
Pinot Gris 8 years of age 2.5 acres
Pinot Noir 16 years of age 7.5 acres

The cellar door has been operating and also supplies fresh made pizzas from the commercial pizza oven. The outlook from the site with outdoor seating provides fabulous views.

There are also currently third year strawberries on the property, of which the public are invited to pick their own (or buy what has already been picked).

The current water allocation that is to be applied to this property is quoted as supporting up to 45 acres of vines.

There are two bores on the property, one situated near the road and is equipped with a Grundfos pump and is quoted as having an output of 1500 gallons per hour. The other bore is located In the vineyard and is quoted as having an output of 700 to 800 gallons per hour. Both bores pump into the catchment dam and the pump on the dam pumps out into a 3″ (80ml) PVC main line, which loops around the property to the sheds and along the ridge around the top of the vineyard. The irrigation then drops into a 50ml PVC for sectional irrigation -providing six main stages for the farm.

Improvements to the farm are extensive – the besser brick cellar door outdoor the ‘Olde’ heavy timber high gable barn with the part hip roof and part skillion roof (overall area 8m 18m). 9m x 6m timber works shop, the packing shed cool room complex 16m x 16m; there is also a 5000 gallon rain water tank for the house water.

The Circa 1928 Solid brick on flat stone fronted bungalow offers plenty of character with return verandah and 9′ ceilings. The current living area comprises three bedrooms, kitchen and dining with electric oven, gas hot plates plus double sink with bench and wall mounted cupboards. The spacious lounge offers a slow combustion fire.

The bathroom is at the rear of the home and offers toilet, vanity and shower foot bath. The large laundry area is a separate building, however, linked by the back verandah. The original brick, single car garage is well positioned to perhaps embrace an extension of the living area of the house.

All In all, eminently part of a great future and situated on one of the main tourist routes , work to be done, however, plenty of potential with many aspects for future enterprise already in place.
