This unique secluded 15.72 hectare property 20k SE of Gympie & 52k from Noosa, is registered with the Land for Wildlife program and has a Nature Refuge perpetual conservation agreement with the Environment Protection Agency (EPA) attached to the land title.
The EPA considers that this property contains vegetation and animal life of a high conservation value. The property also links the Woondum Forest Reserve (expected to be declared a National Park in 2009) with three adjoining properties also being managed for conservation purposes. Potential buyers are urged to consult with the local EPA office for advice on the conservation values of the land. EPA Conservation status includes areas not of concern (12.12.15); of concern (12.12.2a & 12.12.4); and endangered (12.3.1).
An extensive flora survey of the property is available and the area has been mapped as an essential habitat for the koala. Vegetation generally consists of areas of wet sclerophyll forest in the gullies and creek and drier sclerophyll forest on the slopes.
Access to the property is via a 470m easement following the boundary with the Forest Reserve as it travels through the adjoining block. This beautiful drive passes through rainforest and across the seasonal granite creek on the property (Sandy Creek).
The solar powered house has extensive verandas on three sides face N, E, S/W; a gas stove; and a combustion wood heater in the lounge dining area.
