Currently under Maroochy Plan 2000, 131, 133 & 135 Bradman Ave are defined as being in Planning Area No 1 Maroochydore, Precinct 20-Mixed Housing. This precinct allows for higher density residential uses, any commercial uses within this precinct will trigger an application up to the highest level of assessment, ie Impact Assessment which involves public advertising/objections, plus the time to get a decision by Council can take about 6 – 8 months. The combined land area of these three blocks are 1518m2 and for multiple dwelling units this would allow a dwelling unit factor of 10.84, which equates to 10 x 2 bedroom units or 8 x 3 bedroom units or a combination of both with a maximum height of three storeys (but not more than 12 metres).
On 106 & 108 Broadwater Avenue, these properties are defined as being in Planning Area No 1 Maroochydore, Precinct 23 Mixed Housing. Again this precinct allows for higher density residential uses and any commercial uses would be triggered up to Impact Assessment Level. The combined block size is 1102m2 which gives a Dwelling Unit Factor (DUF) of 6.44, which equates to 6 x 2 bedroom units, or 5 x 3 bedroom units over a two storey height level , (not more than 8.5 metres).
In either case, to increase the density levels and/or the building heights this would automatically trigger a level of assessment up to Impact Assessment. The density and height requirements as indicated above, the level of assessment is only Code Assessable which takes approx 3 months to get decision by Council and does not require public advertising/objections.
