Site 84 Nature’s Edge – a quiet gated “Lifestyle” village for “Over 50s”, located on the beautiful Sunshine Coast of Queensland. We have a fabulous home in an even more fabulous location.

The new and exciting news is that “Ingenia Lifestyle”, one of Australia’s leading “Village Developers” are scheduled to take over ownership of Nature’s Edge in February 2021. This is seen as exceptionally good news for a Lifestyle Village that has, at present, a sole owner/developer who has created significant problems in what should be a “model” village. We are in a fabulous position and one of the few “Over 50s” villages on the Sunshine Coast which is within walking distance of significant shopping facilities.

We have just returned from Adelaide visiting family, and whilst there we took a close look at properties available in the event of a move back to SA. It became apparent that there was nothing to compare favourably to that which we already have. It would be extremely difficult to replicate the glorious outlook we wake up to each morning! There are many other lovely homes available for sale in Nature’s Edge and these will become more desirable as Ingenia completes the development and upgrade!

The Village, currently 182 home sites, is scheduled to expand to 300 but further development will not impact our site which overlooks pristine rainforest and is located only 100m or so from the Leisure Centre. All houses are freestanding.

With only one neighbour, our site is unique and since taking ownership we’ve found about 4 other couples who would have loved to purchase it prior to it becoming available. It was a prolonged build in that the developer took additional time to create the Leisure Centre, tennis court and bowls green – putting house builds on the slow burner for a while. We came along just at the right time. Three bedrooms or two! We’ll let you be the judge. It does have built in robes in the MPR and therefore qualifies as a three bed home, but looking at our plan you will notice it was originally qualified as 2 beds +MPR. We’ve had to call it a “three bed” home so as to be compared to other similar Nature’s Edge homes which are on the market. A generous double garage has slimline storage which will be an “inclusion” on sale. Pantries (2) and WIR to the master bedroom are larger than normal for the complex and the WIR also has a Robinhood ironing centre which will be an “inclusion” in the event of a sale.

Built under the Manufactured Homes (Residential Parks) Act 2003, we own the home but pay site rental for our land. This entitles us to use of the leisure centre, pool, theatre, gym, tennis, bowls, spa etc. Entry to the village is via intercom from the entry gate and this intercom also facilitates contact between residents. Caravan and RV storage is available. There is every possibility that Ingenia will be airconditioning our Leisure Centre which will make it “user friendly” year round!

Our current site rent is $175.83 per week but “site rental assistance” from Centrelink, available if on a part pension, will result in a lesser net amount depending on your individual circumstances. We, as owners are able to assign the site, with current site costs and conditions to a buyer. To enter into a similar site agreement at current Nature’s Edge at today’s prices would be approximately $195 per week and more at other similar venues.

A bulk purchase scheme by the developer for solar power produced has proven to be very efficient with our maximum summer monthly bill being only $38. Water usage is only charged for “excess” water use. Dam water is available for garden use.

Under the Act all homes do not pay stamp duty, body corporate fees or rates, and all capital gains on sale are retained by you as owner. As with all Residential Parks there are rules to comply with as part of a Site Agreement. Pets, visitors, renting etc. These rules are all explained in the Disclosure Documents for the Village which are available on request.

Our younger daughter and small grandson have just arrived in Adelaide from UK. We will either relocate to South Australia which was our original home, or downsize and remain on the Sunshine Coast so we can travel more frequently to visit SA.

The hard work, dirt and dust of trademen’s trucks are finished and the probable future development of Nature’s Edge will be far enough removed that it will not affect our location. Further information on Nature’s Edge can be found on its website at https://www.naturesedgebuderim.com.au/
If you go to “homes for sale” and scroll right to the bottom you will find a site plan. Site 84 is located adjacent to the tennis court and bowling green. We hope you will take the time to scheule an inspection of our beautiful home which is unique to Nature’s Edge.

Forest Glen village, which is a short walk away, is rapidly becoming a distinctive and sought after hub on the Sunshine Coast with an IGA supermarket and Medical Centre to be commenced in 2021. Our location provides easy access to the Bruce highway, south to Brisbane (1 hour) or north to Gympie (50 minutes) without being close enough to be bothered by highway noise. The historic leafy village of Buderim is 6 minutes up the hill and some of the best beaches in Australia a 15 minute drive.

Our outstanding location within Nature’s Edge would be almost impossible to find within another Manufactured Homes Park. Larger developments such as Halcyon or Caloundra Cay (Palm Lakes) may provide more choice in home styles or the number of bedrooms but it is doubtful any could match our setting and prices and site rents are much higher. Additionally, most of the other developments similar to Nature’s Edge are not within walking distance of shopping amenities.

We will consider offers in excess of $740,000 but in all honesty we would have to meet an offer of $780,000 with “we’ll check and see what we can buy for that” before we could accept. The market is crazy at the moment and the last thing we wish to do is take a “step backward” in our lifestyle!

If we were to accept your offer and assign our site rental agreement to you, progress to settlement is then much the same as any Real Estate sales process with our individual Solicitors handling a mutually acceptable contract for the transfer of ownership of our home. More information re the Manufactured Homes Act is available and will be sent to those enquiring about our property. The Manufactured Home (Residential Parks) Act 2003 requires we disclose all matters to buyers prior to entering into a contract and that Disclosure document will be forwarded to anyone contacting us regarding the sale. Anyone requiring settlement of less than 21 days will be required to have a lawyer sign a Waiver of Disclosure Documents.

We have been extremely happy with the Manufactured Homes concept and are disappointed that the Adelaide Real Estate market has yet to produce any similar villages in the Adelaide suburban area.
