KOREELAH FALLS BUSH RETREAT – Home on 69 exquisite acres.

THE ECO-FRIENDLY HOME
Spectacular gorge, waterfall & mountain views from this two bedroom cottage, perched upon the edge of an ancient gorge. The cottage was transported here from Inner Brisbane and was chosen to take maximum advantage of the views & breezes. The home is mostly self sufficient. Power is totally off grid and generated from a 1.5kw solar system with a powerful inverter and 4 x “Rolls” deep-cycle batteries. Water is harvested from 2 x 22500L colourbond steel rain water tanks. Water waste is taken care of by a high quality grey water system. The toilet is a Centrex 2000 composting system, with a cistern that looks like a regular toilet. Heating is sorted by the large wood fired heater that keeps the cottage toasty warm even on the coldest night. The cottage is set in a fully fenced 1.5 acre area and there are no neighbours in sight (neither can you hear them). The cottage has a large deck that you step onto and smell the sweet and highly oxygenated air, whilst looking down into the depths of the ancient gorge where you can hear and see the triple waterfalls and animal life that goes on down below you.

Koreelah Falls Bush Retreat (www.koreelah.com.au) is currently rented to holidayers although recent permanent rental appraisal (available to view) shows a return of $320 to $350 per week if you were to change to permanent tenancy. There is scope to add additional cabins and dual occupancy is a simple procedure through the Tenterfield Shire Council. The house may be sold furnished by negotiation if the buyer would like to continue the holiday rental business.

THE BREATHTAKING LAND
69 diverse acres of sub-tropical forest, open fields, wet eucalyptus forests, a large creek flat and beautiful Australian bushland. The Retreat is teaming with animals and home to many rare and endagered flora and fauna. There is a deep granite gorge along the 1 Kilometre length of the property, with a permanent creek that has several platypus, spectacular waterfalls, rock pools and waterholes to swim in. Across the gorge/creek is the World Heritage Koreelah National Park. There are several areas where the creek, waterfalls and water holes are accessible by foot.
