Area: 56.66 Ha or 140 acres

Location: Glenwerrin
This fully self-sufficient 140 acre equine property is ideally situated close to Beaudesert which is only 10 minutes away. Beaudesert is the hub of Racing Queensland’s breeding industry. Being less than 1 hour to Brisbane (Doomben and Eagle Farm), the Gold Coast Turf Club and Ipswich Turf Club, this equine property provides all the needs for breeding, pre-training, education and pre-sale preparation of horses.

Accommodation
There are 4 separate residences on this equine property. Driving through the entrance of Glenwerrin are lush pastures generated by the fertile soils. Approximately 250 metres down the private roadway there is a small village of 2 attractive 3-bedroom farm style houses and 2 similar 2-bedroom workers cottages. These houses are set in a treed park-like setting. The homes are all fitted out and in excellent condition.

Horse and Farm Facilities
There are four stable blocks, capable of stabling 76 horses. The design of the stables is outstanding. The large concrete slab designed boxes have close to 5 metre high ceilings. The stables are cool and efficient. Some of the boxes have been designed with a gate structure, so that 2 boxes can be made into one. This is perfect for mares in foal and later with their newborns. Around the stables are located the best equine facilities in the area. This includes a massive covered round yard with rubber walls. Next to the lunge yard are rubber lined boxes for teaching horses to tie up and to be mouthed. There is even a special box to teach young horses not to be afraid of confined spaces.

Between the stables are two walking machines, set up to carry 12 horses. There is also a tie-up shelter. The design is well planned and efficient. When the horses come of the walkers, they can then be taken for a swim in the 50 m pool. There can be a continuous stream of horses from box to walker to swim, then back to their box.

On fast work days, the Beaudesert race track, with all its facilities, is only 15 minutes away.

The property has 33 spelling yards with shelters and 11 large paddocks. To support broodmares and foals, there is a vet crush and foal box.
There are hay and machinery sheds, as well as staff accommodation next to the stables. Behind the feed room are 4 x 20 tonne grain silos, a bore pumps into 2 x 5000 gallon water tanks for the stables and houses.

Lucerne Farm
Along the banks of the Albert River are 20 acres of lucerne pasture flats. The rich alluvial soils, plus the 50 Ha water pumping license give a steady supply of lucerne for the horses. The 3 submersibles in the river fill the lagoon. The water is distributed across the property by mains and 7 hydrants.
This is a unique equine property that can cater for every equine pursuit. Just to add another dimension to the equation is the property next door with its own 1200 m track which can be purchased separately, from another vendor.
