THE SITE
Positioned to the south west of Griffith’s CBD the sited is located in a residential area adjoining the recently completed ‘Murrumbidgee Estate’. The 5.489 ha site is generally regular in shape void of any dwelling and cleared of trees and remnant vegetation
The site has direct road frontage to Watson Road and Wyvern Crescent which are both sealed road adjacent to the site
REGIONAL INFORMATION
The property is strategically located in the renowned north western centre of Griffith with a population exceeding 23,000. Griffith is a vibrant cosmopolitan centre in the heart of the Murrumbidgee Irrigation Area which contributes some $1.5 Billion annually to the national economy.
With an annual growth rate of some 2.4% Griffith is regarded as one of the fastest growing inland centres in Australia.
REMARKS
The South Griffith precinct is located in the southern most part of Griffith’s residential area, containing the recent ‘Murrumbidgee Estate’ subdivision (1990′s) and surrounding area of existing horticultural farming with the potential to the rezoned for residential use. Within the Murrumbidgee Estate subdivision there is sophisicated road system having 10m collector road with 6m verges and 7m local roads narrowing to 5m with 3m verges and some 3m to 4m access courts.
The adjoining recent estate generally contain only sporadic placement of young street trees and predominantly single storey low density dwellings. Selected allotments, mostly corner blocks, contain dual occupancies. Most dwelling are almost totally face brick walls with tile roofs. There is generally no front fencing.
Council has indicated that the projected future for the precinct is to contain predominantly low density detached dwellings with about 10% -15% of the allotments being dedicated to medium density dwellings (up to approx 10% – 15% of allotments may have minimum area of 600 m2.
Council officers have indicated that, per annum, approximately 450 building approvals are issued and a similar umber of new residential allotments are created in the Griffith City Council
The subject land is known formally as Lot 6 in DP 847742 and located on the south western fringes of Griffith, approximate 1.2 km from the city centre.
The site is generally level with terrain gently sloping to the south/south east and has been historically cleared of trees and remnant vegetation.
