SOIL AND TOPOGRAPHY:
Generally level flood plain country with deep black alluvial self cracking soils. Two of the blocks have frontage to the Barwon River which form their southern boundary and two blocks have frontage to the Little Weir River providing access for water harvesting. The northern block has frontage to an unnamed watercourse providing overland flow opportunities.

CROPPING:
“Garrawilla” has been extensively cleared, with the majority being developed to furrow irrigation.

The development of irrigated cotton is the primary production with dryland cropping occurring on support lands and those areas not capable of being flood protected.

Dryland cropping is centred on the cash cropping of wheat although other winter crops including chickpeas are suited to the district. Summer crops such as sorghum and dryland cotton can also be grown.

IRRIGATION:
The property is developed as an irrigation property with water from three principal sources:

* From the Glenlyon Dam sources from the Barwon River via Macintyre River
* Water harvesting of high flow events from the Barwon River
* Overland flow

Integral to the development is the 5,200 ML of on-farm water storages. These are equipped with various pumps that lift water from the river/main supply channels, tail water return systems and storm water runoff into the storage or to supply direct to fields.

The irrigation is subdivided into 24 fields. Fields have an average length of 600 m with a range of 200 to 900 m. All fields are plumbed with drop boxes to deliver tail water to the tail water return system.

The farm is broken up into two irrigation areas. The eastern section comprises approximately 659 ha, and the western section comprises approximately 481 ha.

All tail water and storm water is directed back to the pump stations by the tail water return channel.
