55 km west of Moree via the Gingham Road.

SOILS AND TOPOGRAPHY
Part of the well regarded Gingham Wetland with the southern portion of the property being wetland Bull Couch country approximately 300 ha (741 ac). The balance of the country comprises 202 ha (500 ac) of farming country and 485 (1,198 ac) of grazing country. The grazing country varies from parts open to parts medium to heavy timber.

There is an area of 70 ha that is subject to government lease and can only be selectively grazed. The owners plan to payout this agreement on settlement and therefore the purchasers will not be subject to this agreement.

The owners estimate the property will run 150 cows with approximately 450-500 head mixed cattle in total.

Properties on the Gingham Water Course rarely come on the market. “Moolabulla” is an ideal cattle property with Bull Couch country and country available to be cropped for oats or various other fodder or cash crops.
