The size of the land and the zoning should allow a five story development from the current land levels. The ground levels must have some commercial purpose and the other levels could be used for residential or tourist development.

A development could take form as follows: the first to the third levels could accommodate 6 x 2 bedrooms plus study unit two per floor at 108 square metres each and the fourth level could accommodate 2×3 bedrooms plus large roof top room units at 139 m2 each. The balance of the building area 136m2, could be used for commercial/ retail shop premises on ground level. The above building sizes will change depending how much area is located to the units and the retail shop.

Car parking can be provided on the basement level, as well as some at the rear on the ground level the six 2 bedroom units require 1 car parking the two 3 bedroom units require 2 car parking. If so desired, on commercial zoned land, the council should allow the building to be constructed from boundary to boundary, as long as there are no windows facing the side boundaries, however If windows are facing the side boundary then the required setback to necessary, as shown on the sample sketch. Alternatively, a similar building could be constructed as on the opposite side of the street , however the opposite building is on 2 metre narrower block, which makes a lot of difference in design and size

If the land is to be used for a tourist development the same mass of building can be built, however instead eight units one can build 18 to 20 strata serviced apartments, with office and in house restaurant on ground level and recreational area on roof top level
