This very special property has features many other properties aspire to but rarely achieve. Detailed below is just an introduction to what this property is all about.
Beginning with its location at Kungala, an easy drive of about 20 klms to Glenreagh; itself just 30 klms from the centre of Coffs or alternatively access to Grafton, again a scenic drive along the Orara Way taking no more that 30 minutes. The property comprises 109 acres of picturesque bushland and grassed pasture land developed by the owners with a modern home, in a TOTALLY PRIVATE SETTING; sited one and a half klms from the gate entry. Access is by way of a reasonable ‘country style’ gravel road leading to a concrete split drive which extends to the valley floor.
The buildings on the property comprise the main home with front and rear attached covered verandahs, a three bay machinery shed, four freestanding water tanks, older style ‘original’ dwelling/shed, a second three bay machinery shelter and single carport.
The main home is impeccably presented, constructed of masonry block with colorbond metal roof and has accommodation comprising three bedrooms; all with built ins, open plan lounge, dining and kitchen, separate WC, bathroom and laundry. As mentioned, there are substantial covered front and rear timber verandahs, providing excellent entertaining and dining options. The scenic outlook over the valley is quite breathtaking!
A small above ground pool is sited near the main bedroom and provides a refreshing place to cool off on those hot days.
Services to the property do not include mains power. The home has been designed to operate using a combination of two systems, being low voltage lighting supported by batteries and an inverter and a 240 volt system maintained by a ‘lister’ 12 KVA diesel generator, with automatic function and battery recharge. A second 2.5 KVA generator is also linked into the system to provide low power requirements as needed. There are four water tanks, two of which are used for home supply and two used for garden irrigation. Photos attached illustrate the other sheds etc.
An area of approximately 25 to 30 acres has been cleared and grassed. Extending along one of the property boundaries is a section of Fern Creek which has for many years provided the ideal place for family fun; plus of course a valuable source of irrigation water. Given the current and continued dry spell the creek flow has reduced.
This property has been the home of the present owners for twenty two years. They have raised their family and now due to declining health, need to move on. They don’t have to contend with either electricity or water rates and live very comfortably in this beautiful retreat.
