Dear buyer (letter from the seller)

Around nine years ago I went on the hunt as a first home buyer with 2 babies under toe. After viewing a few houses I knew instantly that this one was perfect for us in all the ways that mattered; it was in a quiet horse-shoe street fronting north street (aren’t horse shoes facing north good luck?) and the fully fenced large backyard with gated access was ideal. The superstitious part of me loved the fact it was an 8 house (numerology and feng shui principals) and schools and daycare centres were so close. This is us!!

Our pest and building inspection was great and new roofing had recently been installed; I was destined to build on great foundations; solid hardwood bones and a weatherboard facade. Gardens were the first to be developed that now provide privacy from neighbours. A small study and a full green bathroom was demolished a few years in carving the way for a large contemporary two-way bathroom (large shower with large shower head, freestanding bath, second toilet, vanity, heated towel rack and a very cool tastic). But the next renovation made my life complete….

What was once an internal 60′s style timber kitchen was completely removed and the sunroom at the rear was fitted with a top of the range kitchen. Soooo many big deep soft closing drawers, the two pac finish, Caesar stone bench tops with breakfast bar, glass splashback, induction cooktop, built-in ASKO microwave, oven and hide away dishwasher, double sinks etc. The old kitchen space was fitted with extra storage (with a two pack finish and stone bench) and tv area to create a second living space. This whole area including the bathroom was completely rewired, resheeted and insulated.

To finish off the home the floorboards were sanded and polished, all the windows were fitted with double roller blinds, the interior painted, new carpet laid and built-in robes invigorated. New front and back doors, a security screen to the front porch, new fans, mailbox etc etc… it seriously was never ending but was a labour of love. All improvements were undertaken by qualified tradespeople AND I OVERCAPITALISED!!

Later an entertainment area was erected downstairs and it’s a fantastic shelter to BBQ whilst watching the kids in the yard. Downstairs is mainly storage on concrete slab but was a great space to store the car (I could just get my SUV in), all the bikes, lawn mowers etc and even the art and craft craziness that my children adored. Oh perfect for the clothes in the rainy season. Here the laundry and third loo live too.

As kids grow so does their ability to walk themselves to any of the private or public schools close by. In the years a gym, the jungle gym, swim school and more arrived just across the road and the boundary store is just a few blocks away. I often enjoyed walks on the junction hill bike track just around the corner.

We will miss you 35 Davey Avenue. You have always gave us great neighbours, a quiet street the kids could play in and many memories. If our family hadn’t expanded we probably would of stayed. For the owner occupier I trust you will add your own touches and make this home even greater… she will reward you in return. For the investor I assure this one will be low maintenance and attractive to quality tenants.
