And not forgetting the ‘Florida-room’ verandah right next to the kitchen for lunches, dinners and reading the newspaper or watching the kids play in the pool!

You’ll simply love the Main Pavilion.

There are two master-sized bedrooms and two bathrooms – one that’s ‘Vogue-like’; a chef-style kitchen fitted with quality appliances; a generous lounge/dining area and the piece de resistance… a ‘Florida-room’ verandah for breakfasts and lounging!

Fabulous (and expensive), hard to source richly grained timbers crafted into doors, windows and skirtings, contrast tastefully with walls and quality flooring – a mix of carpet and tiles in muted, modern tones.

In addition, more comfortable accommodation is provided by the Guest Pavilion.

Ideal for overnight or over week family/friend stays or if you aspire, profitable lodging for B&B clients (new friends)! Just think… 5 plus hours from Sydney – minus 5 from Brisbane and much of it these days on dual-safe freeway. There are two master-sized bedrooms each with television, fridge and coffee-making conveniences. Your guests can relax and enjoy the rustic bush view from either porch. Two quality tile-to ceiling bathrooms add to the style. Timber finishes and furnishings match the Main Pavilion!

Within a few steps of either the Main or Guest Pavilions, is the Games Pavilion.

A meeting place for all your family and guests – to watch television in front of a winter fire; play darts/cards/board games or enjoy the challenge of billiards/snooker/pool on the 3/4 table.

A pleasant bar separates the well-appointed kitchen from the games area. The Games Pavilion offers two bedrooms each with comfy bunks and two great bathrooms. The slate-tiled porch provides a pleasant bush outlook – a “cool place” to be cool!

Two sets of bi-fold doors open from the Games/TV Room on to the porch and are separated by antique doors saved from a Chinese temple – used as a grand decoration!

The Shed Pavilion is where it all started!

Built to provide accommodation for the owners during development of the property – it is very comfortable! Ideal for ‘overflow’ during busy times with family/friends or B&B clientele and if desired, a handy source of income… either for B&B use or rentals.

There are two good sized bedrooms with bathrooms each – one doubling as a laundry. A kitchen/dining area opens to a large, tiled porch with a view of the modest orchard and vegetable gardens – plus two hundred year old Australian Eucalypts.

Rear of the accommodation area is the “best shed in Australia” – lots of bench and shelving space plus a mezzanine – a third of the total floor area!

Total sleeping accommodation in private comfort – without use of fold-out beds – is for (16) sixteen!

A 4-car shelter, large enough to house an RV or caravan plus three other vehicles – straddles the rear.

The Entertainment

Serious fun can be had on the north-south oriented champion-size synthetic tennis court.

Easy to maintain (synthetic grass), players can enjoy themselves with cheering spectators sheltered under the court-side pavilion.

In centre place is the inviting, large size horizon-style swimming pool (refer to plan and images) – secured from young paddlers by a wall of safety glass. The ‘alfresco’ area provides good shade for a large round table of salads, steaks and sausages – or several lounge chairs with side tables and iced drinks!

The Land

All of the above sits privately on 1.4164 ha (3.5 acres), positioned to benefit from both sun and shade. Bush surrounds, but is well distanced – for security and the pleasure of the ‘natives’ – resident kangaroos, wallabies, water dragons, etc plus kookaburras, black yellow bellied cockatoos, rosellas, etc. Located in the lower corner is a useful, always full, natural dam that is used to water all gardens – an extensive ‘grey water’ system supplements the watering.

The sight and sound of a large and very beautiful water feature, greets one and all as they arrive at the Main Pavilion. At the water source – there’s an elevated, double-sided waterfall, from which a stream wends (flow can be adjusted) its way through six ponds containing a variety of water plants, past the home and under a timber ‘bridge’ to the recirculating system.

From front to back the land is gently sloping – few steps; whilst the main traffic areas are totally flat. A golf cart can be used to whisk to the letterbox, or visit any part of ‘Gunya’.

Two full-time stone masons took 7 months to construct fabulous walls and features, using stone trucked in from the western highlands. Moss covered, bush boulders adorn from the inviting entrance to all round!

An orchard provides a variety of fruits – lemon, lime, orange, grapefruit, mango, pawpaw, fig, banana, etc. Nestled alongside is a good-sized vegetable patch with nearby a home, good enough for human habitation (smile) for egg-laying chooks!

The Location

Urunga (“long white sands”) is populated by 3,000 relaxed Aussies – a happy mix of the young and mature. It’s a safe and very pretty town, situated on the Mid North Coast of New South Wales and the banks of two beautiful rivers – the meeting of the Kalang and the Bellinger. Hungry Head is just 4 km south of Urunga and boasts the only locally patrolled beach! ‘Gunya’ is close enough to hear the sounds of the surf – a short 1 km walk to the beach!

428km or 4h 45m is the comfortable drive north to Brisbane or south to Sydney… 503km or 5h 30m. There couldn’t be a better overnight rest-stop on the east coast!

Fabulous half-day/day drives abound – north to Coffs Harbour; Woolgoolga; Grafton; Yamba; etc. West to Bellingen; Dorrigo and Armidale. South to Nambucca Heads; South West Rocks; Kempsey; etc.

Coffs Harbour is a rapidly developing coastal city of nearly 50,000 and is just 30 km north of Hungry Head. Coffs is considered to have the “most liveable climate in Australia”! Servicing the area are three major shopping centres; an airport providing daily flights to Sydney; Brisbane and Melbourne; a first-rate public hospital and modern private hospital plus the Southern Cross University. The North Coast rail line passes through Urunga and Coffs Harbour providing daily services north and south between state capitals.

There are golf clubs to enjoy at Nambucca Heads, Urunga, Bonville, Sawtell and Coffs. Urunga boasts a modern bowling club – facilities less than a decade old. Fishing is also a popular past time, with the beauty of both river and beach. Bream, whiting, tailor and mulloway are the most popular catches. Urunga also boasts a croquet club – how’s that!

Typical of coastal Australia, there are many excellent restaurants, cafes and social clubs within easy reach.
