1. WALLS: no nails, hooks, screws, stickers, picture hanging strips, adhesive hooks or blu-
tac and other similar products are to be placed on doors or walls, interior or exterior
surfaces of the premises.
2. PAY TV: Under no circumstances is PAY TV to be installed at the property.
3. VEHICLES: All vehicles must be parked in the parking space provided and not on the
lawns. Itis the tenant/s responsibility to keep the garage floor and driveway free of oil
stains. The parties agree the Tenant/s and/or the Tenant’s guests are not to park or store
vehicles including trailers on areas other than those designated for parking. No
unregistered vehicles are to be kept at the property at any time.
4. POLISHED FLOORS: Any damage done to polished floors during the tenancy must be
repaired at the tenant/’s expense.
5. FLOOR SURFACE: The tenant/s agrees to use protective felts on all furniture items to
ensure the polished timber floors remain undamaged. Should any damage be caused to
the polished timber floors, the Tenant/s will be held fully accountable.
6. CANDLES: Candles are not permitted to be burnt inside the premises.
7. BREAK IN: The tenant/s will, in case of a break in, immediately contract the police and
then promptly advise the Lessor/Agent.
8. PLANT/S on FLOORING: Plants or their containers are not to be placed directly onto
flooring timber or otherwise.
9. PLANT/S REMOVAL: The tenant/s shall not cause plants to be added to or removed from
the grounds.
10. KEYS – LOSS & REPLACEMENT: The Tenant/s will be responsible for all costs associated
with the loss or replacement of keys, locks or security devices and services of a
locksmith is required. Should the tenants lock themselves out of the premises or lose
the keys, to gain entry to the property either after business hours or on a Sunday, they
must employ a professional locksmith to gain entry at their own expense.
11. SMOKING: NO SMOKING by any Tenant/s or guest is permitted in the indoor areas of the
Premises, Garage or Studio Apartment. Smoking shall include the inhaling, exhaling,
breathing, carrying, or possession of any lighted cigarette, cigar, pipe other product
containing any amount of tobacco, or similar lighted product.
12. CERAMIC GLASS INDUCTION COOKTOP: The Tenant/s is to only use Hillmark Cerapol
cooktop cleaner when cleaning this device.
13. CUBBY HOUSE: No chemicals, lawn mowers, garden tools or equipment, paint, fertilizer,
potting mix or such items shall be stored in the Cubby House.
14. KITCHEN BENCHES: The Tenant/s agrees that cutting boards must be used on the
kitchen benches at all times.
15. One cupboard in the garage is locked and is for owners use only.
16. The small drain along the pathway (near the side garage door) needs to be kept clear or
leaves and debris to ensure blockages do not occur.
17. WATER CHARGES: This property is water efficient so all water usages charges will be
passed onto the tenant to be paid within 4 weeks of invoice
