Come and view this immaculately presented, spacious family home with 2 separate living areas, a separate dining and 3 excellent bedrooms on a beautiful 845sqm sub-dividable block with a wonderful 3-phase powered workshop thrown in for good measure! Enough said, call me.

THE AREA
For those still reading, this is easily the best part of this street, because it is shady and the neighbours are fantastic. When I was there, one of the established residents up the street was pushing her Scott Bonar around in the heat and turning her lawn into a bowling green. Now that’s pride and that’s what makes it the place you need to live.

ALSO established trees provide it with a semi “foothills” feeling AND it faces a crown land park meaning those parkland views can’t be built out.

THE LAND
This block is a whopping 845sqm, which if upgraded to R40 is a possible 3 or even 4 unit site ( Please speak to council and a town planner for Sub-division advice and costs if that sort of idea excites you). You could even ask them about retaining this home and building another with some carport modifications too. I would.

But that’s all later stuff and I don’t want to confuse the main issue, being that RIGHT NOW its a lovely property with a lovely entertaining area, a big grassed area for the kids and the most awesome workshop for Mum or Dad, or even Mum AND Dad.

THE HOUSE
A very well presented , large (150 sqm!) 3 x 1 that has two really big living areas separated by a functional kitchen and dining room. You know its big when the photographer walks in and says “oh wow, its big”.

Its pretty original but its also NICE original. Spotless in fact. It’s just well presented and the new flooring throughout give it a really nice update so you can just move in and enjoy.

All of the bedrooms are newly carpeted so your feet will never get cold. And they all are spacious. OK, the bathroom – a touch psychedelic possibly BUT – those 80′s colours are coming back as strongly as Hawaiian shirts – and its easily changed if you’re not a fashion follower.

A family sized laundry is the only other room, and even that is oversized and has cupboards on the wall and a linen press too.

The back room has glass doors leading straight out to the patio and garden, so no need to go stomping through the laundry with your guests when you are entertaining as is the case in many of the homes of this era – which will save you many an embarrassing moment.

THE WORKSHOP
This workshop gets a section all of its own. 3 phase power, reverse cycle air conditioning, lining and insulation. Its cool – not Hawaiian shirt cool but cool – you can stand and work in here on the hottest days and not break a sweat. With a TON of power points, you will be the envy of the High Wycombe Workshop Brigade.

Other things like a great covered patio for the house warming, a soccer pitch sized lawn, a Bore and associated infrastructure (which needs to be re-drilled), and a solar hot water system with booster, along with drive through access through the roller door fitted carport AND a beautiful Bristile Clay roof that will still be looking good when we have all left the building – are just a bonus. New electrics, new gutters, its all done!

WHAT NEXT?
You come and see this home – and personally, I would come before the open to avoid the crowds. This house is wonderful and I would love to host you. Flick me a call, text, or an email and we can work out a time to see it!
