OVERVIEW:

DESIGN OF HOUSE:
Two story with A Frame roof with glass enclosed balconies on three sides of house for relaxation and viewing of the natural surrounds.
Bottom floor consists of open plan dining, lounge and kitchen area with Big Bakers Oven for heating.
Also include two bedrooms, bathroom, toilet and laundry, and access to external sunroom balcony areas.
Upstairs access is via a huon pine staircase which leads to a mezzanine area that covers approx. 50% of the downstairs zone.
This is also a spacious open plan and incorporates a study area with internet access via Skymaster, a reading and entertainment area for music and TV equipment, and a secure storage area that includes a safe.
The external balcony areas cover the northern, western, and southern aspects of the house and allow for a warm environment for entertaining and to watch nature and the occasional snow fall in the winter.

OTHER FACILITIES:
A fully self- contained cabin that can sleep six is adjacent to the carport (2 vehicles), a covered entertaining area with 8 seater table and large BBQ facility, and a Mens Shed with shelving.
There is a large external shed for veggie growing, and another for storage, in addition to a facility housing the generator (for solar back up) and associated equipment shed.
To add to the facilities there is a fully enclosed dog yard adjacent to the house (approx. 400 SQ metres), and a smaller bothy for miniature dogs. A large chook shed is also on the 2 acre cleared area of the property.
The house and bunkhouse is powered with a 3.5kV solar array with battery storage and has a 3.5kv petrol generator for back up as needed.
There is 20,000 gallons (90,000 litres)of tank water storage and an associated fire pump and fire hose facilities installed by the Rural Fire Brigade.
Cooking and water heating is activated by bottled LPG facilities delivered from Deloraine on demand, and water is sustainable tank supply,
PROPERTY GEOLOGY ETC:
The 50 acres is located on covenant land bordering Highland Lakes Road to the west, Liffey falls road to the east, and World Heritage Area to the east. The access road and the area to the north is Forestry Tasmania Permanent Production Zone.
The house area of approximately 2 acres is located on a sandstone escarpment at approximately 800 meter elevation. The block then flows down the escarpment, in some very steep gradients to Riversdale Road at circa 550 Metres elevation.
The remainder of the block is rainforest, some of which is regrowth from logging in the 1900s, consisting of Eucalyptus Delegatensis (Gum Topped Stringybark), and speciality timbers Myrtle, Blackwood, Celery Top Pine, Waratah, Dogwood, and Sassafras.
The property lies approx. 1km off Highland Lakes Road via Mountain Road ( A Crown Land reserved Road) and continues through the property as a 4WD track before emerging on Riversdale Road and acts as the emergency access track in case of bushfire.
There are remnants of the original dwelling form the 50s to the East along the access road and a 6 metre waterfall just on the boundary of the property.
On the Eastern side of Mountain Road there are indigenous rock shelters much loved by the original inhabitants the Pallittorre and a couple on the property below the escarpment to the north 100 metres from house.
To the south from the property there is an old logging track that goes to remnants of an old sawmill used in the early 1900s until the mid- 40s, a distance of circa 1.5 kms
Underneath the sawmill escarpment are a series of shelters that look out over the Liffey Valley and are some of the best in the area.
All of this is in the World Heritage Area and would be of substantial tourist interest.
LOCAL AREAS OF INTEREST:
The property is located in the Great Western Tiers, a spectacular region of North Central Tasmania.
It is in close proximity to the best trout fishing region e.g the Great Lake, Pine Lake and Penstock Lagoon, in addition to majestic Projection and Quamby Bluffs.
Down the mountain is Deloraine, the Craft centre of the southern hemisphere.and 1.5 hour drive to the East is Cradle Mountain, the Overland Track and the Walls of Jerusalem, the Tasmanian hikers equivalent of the Annapurna Track in Nepal.
Launceston and Devonport are only an hour away plus an abundance of high quality vineyards and restaurants.
