Located in the very fertile North East valley, Karoola is a beautiful place to live. Having resided in this area for many years, it is undoubtedly one of the loveliest places in all of Tasmania. Karoola means “Land of many springs” and certainly lives up to this name with an abundant supply in this region.
The spacious home built in 1900, has undergone quite a bit of upgrading with a new roof in 2008, totally re-clad on the exterior, (Cemitel Headland weatherboards).
The bathroom, separate toilet and laundry area have been gutted and had a total makeover in 2013 and was rewired and re-plumbed at this time.
A new wood fire was also installed in 2016.
The kitchen is around 20 years old and is a country farm house style with a huge amount of cupboard space as well as a pantry. All four bedrooms are also large and can fit queen size beds in all. New flooring has been laid ready for carpet.
The home is very sunny and spacious, and is perfectly suited for a growing family living on a farm. The home has a large verandah on 2 sides which doubles up as a bbq area, this is a cool shady spot on hot summer evenings and protected from north westerly winds.
The farm used to be set up as a dairy farm. The land is totally flat and is all pasture, fenced into 8 paddocks with 5 accessible water troughs. The water is pumped from a bore which supplies water to animals as well as garden and two toilets. The boundary creek flows most of the year.
There are 4 water tanks on the property and a cattle crush. There is a 3 bay shed/carport on a separate power board that has a large workshop to the side.
Outside is a veggie garden, fruit orchard with approx. 25 well established blueberry bushes that the children pick and sell the berries making around $1000 per year as their own pocket money.
The land has been regularly fertilized annually for the last 10 years and is currently running at full capacity of 170 ewes with 170 lambs, and 18 cows all in calf.
The local shops, school, doctors and pharmacy in Lilydale, is only around 7 minutes’ drive away. The children catch the school bus outside the gate so parents do not need to rush home to collect children. Living here in the country is an enviable lifestyle. Located an easy 25 minutes’ drive from Launceston CBD.
If you would like the pleasure of an inspection of the unique property, please give me, Sharon Fahey a call to arrange a viewing at a time to suit.
