Watch the New Years Eve fireworks or the final leg of the Sydney-to-Hobart yacht race from the living room or the generously-sized tiled patio. This unique house is architect-designed and located in the hill-side bush suburb of Mount Nelson. It has expansive views across the River Derwent and southern parts of Hobart. The living areas, main bedroom and patio have a sunny northerly aspect. The house is fully double glazed, insulated and has a 3.5 kw solar system plus solar hot water. Heating is via a cosy wood heater or heat-pump (reverse cycle air-conditioner).

The house was built c1961 to the design of architect Esmond Dorney. While the house has undergone extensive renovations it remains loyal to the recurring features of Dorneys work, including the curved roof form and large windows facing the extensive views. A circular lounge remains the centre of the unusual floor plan.

The entrance foyer is accessed directly from the curved-roofed carport. There are four off-street parking spaces including the two places under the carport. The driveway is a half-circle with two entrances for ease of access.

For the main part of the house: Warm timber tones of blackwood, soft-close drawers and hard-wood flooring enhance the kitchen. The stunning benchtop is a dark granite and curved shelving faces the dining area. The kitchen has a MIele dishwasher and a induction cook-top. There are two bedrooms in this section of the house. The main bedroom is king-size with direct access to main bathroom and a walk-in robe. This bedroom has the views across the River Derwent and a large tilt & slide door opens onto the patio. The second bedroom has full-height blackwood wardrobe and a study nook. A second bathroom also contains the laundry.

The downstairs flat could be used a teenager’s retreat or rental for university students. Also on the lower level is large workshop – a dream of a man-cave or artist studio.

The established garden still has tiered sunny areas for a vegetable patch, rose garden or whatever your green fingers wish to create.

225 Nelson Rd is a three minutes drive to the University of Tasmania, public and private schools and is five minutes from the Central Business District and waterfront. There is a bus stop just across from the garden gate.
