OMG – Would you renovate, detonate?? Can you subdivide into two or three?? It’s got power and mains water, yes, and it’s probably the worst presented house I have tried to sell. First and last appearances are terrible – yes, I get that. But!!! Where can you buy a house on a subdividable block? You could put colour bond or galvanise the exterior, new carpet and floor coverings, finish off the renos, rent it out for a few years and watch Kapunda grow? Rental demand is strong. Or do you detonate and do the subdivision straight away? It’s a fifty fifty, but horses for courses. It’s a very affordable home for now. If you’re a flipper, tradie or simply some one that does not mind rolling up the sleeves, have a look. If you’re a developer, talk to council.
Located on the outskirts of town across the road from farming land, a one wood to the Golf course, four torpedos to the football, netball, bowls and tennis club. The secondary school is a two-minute bike ride, and the primary school is walking distance for all ages. Kapunda is a town for the future and has got so many pluses going on right now. New supermarket, new bakery, excellent employment and culture, hospital and its community spirit is second to none. Commuting distance to Radelaide, and 20 minutes to the Barossa. Unfortunately, the house sits in the middle of the block. The wife will need to agree of course, but (STCC)there’s plenty of room to build another one alongside it whilst you live in this one. There has been money spent two years ago – the kitchen was replaced, dishwasher, combustion heating, timber frame, plastering, plumbing, and a start, but then – hmmm -, bad tenants (not ours), resulting in a vendor that wants it sold.
