UNDER CONTRACT subject to 5 day cooling off period only. This unique cottage was built between 1936 & 1942 and is in fairly original condition. It is reminiscent of the Art Deco era and longs to be restored to its former glory.
The current owner, an eccentric artist and musician bought the property in 1970 and has inhabited it alone for the past 43 years.

The bedrooms are a very good size and the front rotunda inspired room could be either a sitting room or a 3rd bedroom.

Should prospective buyers desire further development the property lends itself to an easy extension out the back due to the size of the land and easy vehicle access to the backyard. Set high on the Terrace with a north easterly aspect this property will delight the astute buyer.

The external walls are a blend of cavity brick and brick veneer with lead light windows and French doors. It has a pitched roof of hardwood construction with Terra-cot-ta roof tiles. The floor boards are tongue and groove hardwood and the high ceilings are fibrous plaster, most rooms have ornate cornices and ceilings. The hallway, formal lounge and dining rooms have wood panelling on the walls. The lounge has magnificent exposed timber beams on the ceiling. The kitchen and bathroom with separate toilet are in need of renovating however are functioning.

The structure is solid and sound, with only very very minor movement. The reports are excellent considering the age of the property. The building inspector noted that some gutters need replacing, all need cleaning, the downpipes need to connect to storm-water to take the water away from the house and the backyard needs some drainage work to direct the water away from the back corner of the house. It needs a paint job. No termite damage in the house was found and no termites were found in the house however as no preventative termite system is in place, one is recommended. We did not inspect the garage as it most likely needs demolishing.

Building and Pest Inspections were conducted 13th May and are available on request.
