This generously proportioned, two storey family home was built in 2011 and is in as new condition throughout. The floorplan offers great flexibility with three living areas spread across two levels. The large well equipped kitchen features masses of stone work surfaces, European appliances and an abundance of storage. Adjoining the kitchen is the expansive open plan living room, that opens via floor to ceiling glass doors to the outdoor entertaining area that is surrounded by the private, richly planted rear garden and covered by an automatic vergola. In addition, the ground level also has a separate media room/ sitting room, that also opens to the rear entertaining area. The oversized master bedroom is segregated downstairs and features an adjoining study, palatial ensuite bathroom and a walk in robe.

The solid timber staircase leads upstairs to three additional bedrooms that surround a large breakout room/rumpus room that open to a lovely breakfast balcony with a pretty tree top outlook. Upstairs is serviced by a large guest bathroom with a separate bath and shower.

The high ceilings and engineered Black Butt floors offer a delightful sense of space and quality, while the expansive double glazed windows allow a wonderful transfer of natural light and a beautiful relationship to the surrounding garden from the lower level and tree top views from upstairs.

Some comments about the property from the owner:

Attributes of the house.
Location. We bought a Govvy here as we loved the location. Great neighbourhood with wonderful trees along the quiet street. Very little traffic. Very close to Canberra Grammar school (5 minute walk), and Red Hill primary, easy walk to Manuka and Red Hill shops. Ovals and Red Hill close by for morning walks communing with the Roos and rewarding yourself with a coffee when you get to the top.

Did a knock down rebuild in 2010/ 2011 to have something that suited our lifestyle. Main bedroom, study, ensuite, walk in robe, media room, lounge, dining and kitchen downstairs. Upstairs three large bedrooms, study nook, bathroom and lounge area. A definite upstairs / downstairs lifestyle for kids and adults. It took us a long time to get rid of our child/adult as he liked it too much.

North facing portico area with a vergola managing the climate. Even has a rain sensor! Established garden with fruit trees, a garden shed and three raised garden beds. A private back yard with plenty of birds including a ‘bower’ along with all his blue pegs and bits of string.

A wonderful quiet leafy neighbourhood.
