The big outdoor deck faces directly north on to the canals, so you do not get any prevailing or southerly winds, which means you can sit out on the deck from morning to night.
When the sun is shining. you will get the sun all day on the deck, with the shade sail providing shade for entertaining.
Winter is beautiful as well, as the house gets all the winter sun due to its northerly aspect and location. The canal wildlife is abundant in winter months too. The house is cosy and well heated with gas heater.
The canal is one of the main canals in Mandurah/Halls Head so the view from your deck is amazing and there is always something to see on the water, and more than often you will see the dolphins playing in the water in front of you, or swimming in the wake of the passing boats.

The deck outside to the canal is huge, and has a built in BBQ and a pizza oven. It is fully fenced off from the water with a gate preventing access down the stairs to Jetty.
The foreshore of Mandurah is a 10 minute walk or a 3 minute drive and there is an abundance of wonderful restaurants, shopping, pubs and a major supermarket.
