I have 3 bedrooms and 2 bathrooms for rent in the golf community of Brookwater. 5 mins walk to bus stop, 10 min walk to shops, up to 15 min drive to 3 train stations (Redbank, Goodna and Richlands), but will have the new Springfield train station later in the year and that will be a 5 min drive. 5mins drive to Orion town square and USQ.

Bedroom 1:
This is the master room with an adjoining retreat/room, ensuite, walk in wardrobe and ceiling fan. Both rooms are quite large (can fit a king size bed with 2 bedside tables and still have lots of walking room). The retreat can be your own personal living area.
$250 per person/wk inc. bills, but excessive usage applies.

Bedroom 2 and 3:
Reasonably sized bedrooms with wardrobes and ceiling fan. The occupants of these rooms will need to share a bathroom and the rooms are next to each other.
$180 per person/wk or $240 per person/pw for both rooms, inc. bills, but excessive usage applies.

Rooms are unfurnished, but I can only furnish 1 room and a shared computer will be available to use for the household and includes internet usage. Otherwise, the house is furnished. Pets are negotiable.

The right person:
- Neat and tidy
- Able to pay rent on time
- Environmentally conscious person (ie. No wastage of water and electricity, not talking hippies-like)
- Non-smokers preferred
- Able to pitch in with housework/maintaining the house.
- Can share with other people and be respectful
- Social drinker ok
- Shift worker ok
- Non drug user
- Must tolerate/love animals
- Male or female, doesn’t matter

What you get in return is a room, the use of communal areas, utilities (electricity, water, gas and super fast wifi internet), although if you’re an excessive user of the above, additional costs applies, and is in a friendly neighbourhood. Not usually noisy, but currently 3 other houses are being built. The house is quite large enough to let everyone have their space and is not a party house. Also has a big kitchen and large backyard with alot of room for dogs to run around.

If you are looking for long term place, this is it. No lease, but 1 month notice is required. Prices are negotiable depending on the person and situation, but this isn’t an option if you are looking for cheap accommodation. This is a nice home in a secure safe area, no people of questionable character, and a golf course within close walking distance.

The permanent resident of the house is a 31yo self-employed male, who is laid back and lives downstairs and a 7yo cattle/staffy/ridgeback female dog and is quite friendly (even more so if you give her a cookie).

The rooms are available around late August-early September. This is also negotiable. If I can secure tenants soon, then the rooms can be available earlier.I am also giving myself enough time to find the right combination of people.
