Bore 2

50 m deep reg. as irrigation bore with a 45 mega litre (45,000,000 litres) allocation, not subject to water restrictions during summer. During drought neither bore ran dry. Yearly use of water is approx. 12-15 mega litres leaving up to 30 mega litres available for expansion, sale, rental or conversion to water bottling.

Water is excellent quality and used directly on crops with out treatment. Extensive underground mains deliver water to every part of the property.

Shed and shop:

The on farm shop has a unique feel. Christmas and Easter is always a happy time as it is always nice to see the same customers returning year after year Customers spend hours sitting outside in the designated areas and enjoy the on farm experience. The outdoor seating area has room for 60 people, chairs and tables are included in the sale.

Future development/expansion:

Planning approval was obtained in 2010 for a 30 seater cafe and 3 luxury Bed and Breakfast accommodations on the property.

This has since lapsed but all documentation is available for the buyer to re apply for the planning permit which should be easy to obtain as precedence has already been established.

Spring water bottling can be developed using 30 mega litres of unused water license, which equates to 50,000,000 x 600ml bottles of water p.a. Planning permits have been issued for this in the same area.

It was established in 1992 and has been operating successfully for 21years. It is situated on the Great Alpine Rd at Eurobin between Bright and Myrtleford. It has 20,000 to 25,000 visitors a year; 60% -70% are repeat customers. It has a Scarecrow as an easily identified trademark. It has the Murray to Mountains bike trail within 20 meters of the front gate. It is known all over Australia. It is identified as a tourist icon in the local area. It has been featured in a number of travel programs including Coxey’s Big Break. It has a Farmhouse Direct account for internet sales. It has a website. It produces a wide range of value added products using 95% of farm grown produce. It runs commercially produced advertising on Prime TV during Christmas/Easter. It has the potential to develop into a major Victorian Tourist Venue. It has crushed rock road to the main sales area, with turnaround for coaches.
