Halfway between the town of Oatlands and Little Swanport lies the old convict transit town of Swanston, or at least the remains of it! The town grew up while convicts were building Oatlands which similarly was a halfway stage for the Launceston to Hobart stage coaches . Not much remains other than the town layout including small titles and even a surveyed Esplanade along the Little Swanport River. Two of these small titles on the Esplanade are for sale as well as 2 large bush blocks and a 20ha approx. block with a river flat and a riparian right to the river. This sheltered location boasts the best climate in Tasmania according to the vendor and judging by the number of people who stop by the bridge to have their lunch he may be right. Boomer Hill – 400ha (1000acres) approx.- $195,000
Boomer Hill is a covenanted bush block with a 3ha uncovenanted pasture area with great views suitable for building a getaway. It has Sligo Creek and Boomer Rivulet flowing through the property into Eastern Marshes Rivulet which is the southern boundary. Wildlife is abundant in this varied, dry sclerophyll forest .Treat this as your own private National Park. Because of the extra sunlight on the forest floor, many more species of eucalypts and understorey bushes are present. Jesses rises from Eastern Marshes Creek up to Marshalls Tier. It is all under a nature covenant so again is teeming with wildlife and varied in flora.
Beard’s Block – 20ha (50acres) approx. -O/O $110,000
Beards block has a clear 5 hectare river flat on the Little Swanport River. It has nearly 300 metres of riparian frontage onto the river and much of that is a long flat section which holds water even in the driest of times. This would be a great block for fishing and shooting as there is no covenant or you might like to conserve it as it is. The block then rises to a pretty stand of large wattles and Dry Sclerophyll Forest. This block combined with Jesses would make a great combination. The 5ha would be suitable for growing vegetables, fruit or just running some livestock.
2 SMALL BLOCKS
These have power and are next to the river but are not for separate sale as they may be needed by buyers of Boomer Hill or Jesses.
Gaol Block – 2.5ha approx. -O/O $95,000
This block was the site of the convict gaol and the guards quarters. There was also a shoe repair shop as no doubt soldiers and convicts alike needed its services for the long trek from Little Swanport to Oatlands. This block has nearly 400 metres frontage to the 30 metre Esplanade Crown Reserve along the river. It boasts fertile alluvial soil and easy access from Swanston Road. It has views across to the larger blocks on the other side of the river.
Small Block – 1.1ha approx. -O/O $45,000
This block is on Swanston Road next to the Gaol Block and again is clear with good alluvial soil. This block runs down to the Esplanade Reserve where the permanent water lies.
