Q -WHAT COMES WITH THE UNIT?
AAll of the furniture is including in most units: bed, bedside tables, lamps, coffee table, art work,
fridge, microwave, cutlery, plates, glassware, kitchen utensils, blanket box, TV, Outdoor Table & Chairs

Q WHAT ARE THE COSTS?
A -There are 5 Body Corporates on the Island. Depending on what Body Corporate depends on the costs.

The body corporate structure is under the BUGTA act NOT the BCCM act.

Ranging approx from just over $10,000 up to $13,000 per annum for the smaller units.
The Lodges are approx. $17,000 and 4 bedroom homes approx. $25,000 Plus Council Rates (approx. $2,500 -$3,000).

Included in the Body Corporate is water, power, sewerage, gas (gas not included in the Eco Villas body corporate, they are on bottled gas)

Q WHAT IS THE ROI?
A – These are lifestyle units. You can permanently let them ($200 – $360 per week) or holiday let them
($170 – $370 per night) or live in them. Our agency does not manage rentals on the island. You can
investigate AirBNB, Stayz or talk to the resort to see what they charge to put a unit in the let pool. These
figures quoted are loose figures and not reflective of individual units please do your own research.

Q CAN I HAVE A DOG?
A- No Service dogs may have different rules please refer to By Laws.

Q HOW OLD ARE THE UNITS?
A- Couran Cove opened in 1998

Q- ACKNOWLEDGEMENT OF BODY CORPORATE
Buyers MUST do their own due diligence and searches. There are multiple current court cases ongoing, and it is possible that such litigation could result in the issuance of a special levy.

Any questions to the agent regarding body corporate issues will be answered
with Buyers MUST do their own due diligence and searches as we cannot give legal advice.

Q – ARE YOU PART OF THE RESORT?
A – The unit is privately owned and has no connection to the resort.

Q HOW DO WE GET AROUND THE ISLAND?
A There is no car access to Couran Cove. You can hire bikes from the resort or bring your own bikes, or scooters. It is possible on under certain situations to obtain approval by the Body Corporate for a Golf Buggy.

Q- HOW DO WE GET THERE?
A – You can book a Ferry from the resort, book a water taxi or bring your own boat. You may park in the marina however there could be costs associated with that. Please contact the resort for further information.

RESORT FERRY SERVICE
There is a daily island passenger ferry service that runs on a scheduled timetable and can be booked online from the Couran cove resort website.

BRING YOUR OWN BOAT
You can bring your own vessel and moor at the Marina -please contact the resort for updated fees and charges.

Q – WHAT ACTIVITIES ARE AVAILABLE ON THE ISLAND?
A – Owners can choose to spend hours at the Sports Centre or lounge by the pools on Spa Island. All the facilities, activities and equipment (exc. cycling) are complimentary. Whether you are looking for relaxation, indulgence, health or adventure, Couran Cove offers you a diverse range of pursuits to discover.
