The income has been calculated using the appropriate calculator supplied by NDIS. The incomes change depending on type and size of dwelling, the number of participants, the Care levels required by those participants. This is the maximum income for this care category and number of participants or tenants. Do not assume that this will be the final income.

Leases and Management: The initial leases are usually 6 months to 12 months and then may be an extended amount of time. These people with disability like to reside in their “forever home” and if they are happy with their home they will stay for long periods of time. Management must be undertaken by a special licensed Management Company to NDIS Managements. Please request details for this. The Care Providers may charge a Registration/Management Agreement fee (we have allowed $5,000 plus gst, and they may charge for the sourcing and placement of each participant (tenant) and this could be $6000 plus gst for each. Refer to our schedule of total costs for this.
Add to this a furniture package of $10,000 and upgrades of $5000 – these expenses may not be applicable – but we want you to be aware of the maximum potential expenses you could incur before your property is fully tenanted and you earn income!

We encourage you to request our Information Reports, and then from there we are wanting to disclose to you all the additional information that you need to know and understand.
Please also be aware that sometimes there is a time delay due to the high complexity level of SDA applications – the Govt take time to undertake due diligence on confirmation of care level and also confirmation of income they will pay – be prepared for this!

Specialised equipment may need to be installed and provided, however there is a rebate available paid back to you by the Govt for this type of equipment. This is managed by the Care Provider and is not managed by ourselves. This needs to be fully discussed at the time of the potential placement of the participant in your dwelling and discussed with the Care Provider and also the Occupational Therapist consultants.
