Designed by Red Door Architects, the approval is for sixty eight (68) medium density residential units within a residential building that has a maximum building height of 8 storeys. The approval includes four (4) retail tenancies on the ground floor. The site is within the Mixed Use Zone and has frontages to Main and Bell Streets.

The communal spaces provide include lawn space, landscaping and a variety of seating. The approval provides 89 car parking spaces (including 78 resident spaces and 10 visitor spaces) plus 1 motorcycle space for visitor within a three (3) basement levels. Vehicle and pedestrian access is approved via a shared driveway to Bell Street.
Kangaroo Point is the most densely populated suburb in Brisbane, according to the 2021 report by the Australian Bureau of Statistics. The latest data revealed there are 9152 people living within just 1.3 square kilometres in the suburb. It’s been a while since a major application like this was approved in the riverside Kangaroo Point. The planners at Urban Strategies state, “The approval creates a visually appealing streetscape interface in an environment that is human-scaled, comfortable, attractive, sheltered, and supports pedestrian activity. The high-quality materials make a contribution to the character of the Main Street sub precinct and interface with Character Residential sub precinct abutting to the immediate east. The approved housing type will cater for the inner-city resident at a medium level price point. This will meet needs of the diverse population which already reside in the immediate area and those looking to either downsize or more affordable inner-city living”.
