AREA:
499.15 hectares

LOCATION:
“Welcannah” is ideally located just 25 kilometres south east of Moree.

RAINFALL:
600mm per annum

COUNTRY:
“Welcannah” comprises mostly level to gently sloping heavy black and chocolate self mulching soils with some lighter brown intrusions and some sandy ridges. Overall looks to be a good mixture of country.

Original timber comprises belah, myall, wilga and boonery with some box on the ridges.
A feature of the property are the creek soils which is very good country well suited to summer or winter cropping.

ARABLE COUNTRY:
Approximately 233.78 hectares is cleared for cultivation.
Approximately 266 hectares grazing, timber and improvement areas.
All of the cultivation country is sown to Lancer wheat. The crop is included in the sale.

FENCING:
The fencing has been rationalised for ease of farming. The large grazing paddock and area adjoining the house are separately fenced.

WATER:
The property relies on a mix of water sources. The properties water supply in general looks to be fairly comprehensive. There are four bores, 40ML unregulated Tycannah Creek licence, 7ML stock & domestic licence and 100ML bore licence.

Rainwater tanks at the buildings and connected to the network of four bores.

The feedlot has access to Creek water and bore water, as the main supplies.

Livestock water is provided via three troughs in the grazing areas.

FEEDLOT
